HOA Dues & Fees
What are the annual HOA dues? Annual dues are $415 per household (as of 2026; they were $395 in 2025). Dues are billed in December and due in full on January 1st each year.
Are there any transfer fees or closing fees? No. Raven Ridge does not charge transfer fees or any other closing-related fees.
Has the current year’s dues been paid by the seller? Email hoa@raven-ridge.com and the treasurer will confirm the account status. If the seller has paid and closing occurs mid-year, no proration or refund is required.
How do I get an HOA closing statement or account statement? Email hoa@raven-ridge.com. The treasurer will provide dues status. The HOA mailing address is PO Box 97174, Raleigh, NC 27624.
About the HOA
Is there a management company I should be contacting? No. Raven Ridge is a self-managed HOA. There is no management company — contact hoa@raven-ridge.com directly.
Are the streets in the neighborhood private or city-maintained? The streets in Raven Ridge are maintained by the City of Raleigh. They are not private.
Is this address actually part of Raven Ridge HOA? Raven Ridge HOA covers a specific set of streets in Raleigh, NC 27614. Not all homes on boundary streets are part of the HOA. If you’re unsure, email us with the address to confirm.
Is there a CC&R document available? Yes — the Covenants, Conditions & Restrictions are available on our Documents page, or email hoa@raven-ridge.com to request a copy.
I received a condo questionnaire for a mortgage — who fills that out? Raven Ridge is a single-family home HOA, not a condominium association. Standard condo questionnaires typically do not apply. Contact hoa@raven-ridge.com if your lender needs clarification.
